Power Washing Charleston: High Pressure or Soft Wash?

Power washing and pressure washing are the same thing. The question for a Charleston home is not which word to use, but which surfaces can take high pressure and which need a low-pressure soft wash. Here is how we decide, street by street.

Vinyl siding in Mount Pleasant, SC before and after a soft wash

Search for power washing or pressure washing in Charleston, SC and you will find two kinds of companies: the ones that put a pressure washer on everything, and the ones that know when to put it down. Spartan Soft Wash is the second kind. We have cleaned more than 900 homes and businesses across the Lowcountry, we are licensed and insured, and we hold a 5.0 rating on Google because we match the method to the surface instead of blasting away and hoping.

Power Washing vs. Pressure Washing vs. Soft Washing

Power washing and pressure washing both mean cleaning with a high-pressure stream of water, usually 2,000 to 4,000 PSI. Some people reserve "power washing" for heated water, but around Charleston the words are interchangeable, and the equipment is the same. High pressure works by force. It is the right tool for concrete, pavers and hard masonry, where the dirt is ground in and the surface can take it.

Soft washing is different. The pressure is about what a garden hose puts out. The cleaning comes from a solution, usually sodium hypochlorite diluted for the surface plus a surfactant, that kills algae, mildew and mold at the root, followed by a thorough fresh-water rinse. Because it kills the growth instead of knocking it off, the surface stays clean two to three times longer, and nothing gets stripped, cracked or forced apart. How soft washing works.

Good pressure washing in Charleston, SC uses both on the same visit: a soft wash on the house, real pressure on the driveway.

Why Charleston Exteriors Get Dirty So Fast

Three things in our climate do most of the damage, and they explain why a house in Mount Pleasant looks tired a year after a house in Greenville would.

  • Salt air. Wind off the harbor and the Atlantic carries salt well inland, not just onto beachfront lots. Salt dries into a gray film on siding, windows and screens, holds moisture against the surface, and speeds up rust on railings, fixtures and fasteners. On Isle of Palms and Sullivan's Island it builds into a mineral crust a hose will not move.
  • Humidity and shade. Summer humidity sits above 70 percent for months, and live oaks shade a lot of the city. Surfaces that never fully dry grow green algae and black mildew, first on north walls, porch ceilings and the lattice under raised homes.
  • Pollen and tree litter. Oak and pine pollen coats everything every spring, and oak leaves and Spanish moss drop sap, tannins and debris onto roofs, gutters and decks all year. Tannins leave brown stains on porch floors and concrete wherever wet leaves sit.

Add king tides and summer storms that leave silt and salt on lower walls and sidewalks downtown, and you have a city where exterior cleaning is maintenance, not a one-time project.

Which Surfaces Need Pressure and Which Need a Soft Wash

SurfaceMethodWhy
Vinyl, Hardie and wood sidingSoft washHigh pressure forces water behind the laps and strips paint. Low pressure plus a cleaning solution kills the algae at the root.
Asphalt and metal roofsSoft wash onlyPressure lifts shingle granules and can void the warranty. The solution kills the black streaks and they fade with the next rains.
Stucco and old brickSoft washPressure etches stucco and blows soft lime mortar out of historic brick. Solution, dwell time, gentle rinse.
Concrete driveways, walks and pool decksPower washing (surface cleaner)Concrete can take it. A rotary surface cleaner lifts tire marks, mud and algae evenly, with no wand stripes.
PaversCalibrated power washingEnough pressure to clean the stone, not enough to blow the sand out of the joints.
Wood and composite decksSoft washPressure furs the grain on wood and etches composite. A deck cleaner and a low-pressure rinse keep the boards smooth.
Screens, porch ceilings, painted railingsSoft washAnything painted or thin gets the gentle treatment.

The short version: if it is concrete or stone, power wash it. If it is painted, sided, shingled or wood, soft wash it. If a company quotes you one price and one method for the whole property, ask which it is.

What That Looks Like Around Charleston

Downtown and the peninsula

South of Broad, the French Quarter and Harleston Village are brick, stucco and painted wood single houses with piazzas and wrought iron, many of them more than a century old. Nothing here gets high pressure. Old brick and soft lime mortar crumble under a wand, and stucco etches. We soft wash the walls and piazzas, give brick walks and steps a low-pressure surface clean, and rinse the king-tide silt off foundations and sidewalks.

West Ashley and James Island

Brick ranches and two-story homes from the 1950s through the 1990s under heavy oak canopy, in neighborhoods like Byrnes Downs, Avondale and Riverland Terrace. Mildew builds on north walls, roofs and gutters. The usual order is a house soft wash, a roof cleaning and a driveway surface clean. West Ashley · James Island.

Mount Pleasant

Our home base. Vinyl and Hardie homes in Park West and Carolina Park grow green algae on shaded siding; older homes in the Old Village and Hobcaw have painted wood, brick and metal roofs that need a soft wash; and the HOAs in Dunes West and Snee Farm send appearance notices every spring. Pressure washing in Mount Pleasant.

Summerville

Newer vinyl and fiber cement neighborhoods with wide concrete driveways and screened porches. Pollen season hits hard here, and the driveways and back patios collect mildew under the trees. A house wash plus a driveway and patio surface clean is the most common job we do in Summerville. Pressure washing in Summerville.

The islands and Johns Island

On Isle of Palms, Sullivan's Island and Folly Beach, raised homes take salt spray and blowing sand, so painted wood, metal roofs, pilings and parking pads under the house need regular attention, always at low pressure. On Johns Island, well water and irrigation leave orange rust stains on siding and concrete that a normal wash will not move; we treat those during the same visit. Before and After

Every job ends with before and after photos sent to you the same day. Here are a few from recent jobs.

What a Typical Job Looks Like

Most houses take about half a day. Here is how that time is spent.

  1. Before we arrive. You book online and pick a day. We ask you to close windows and doors, move cars off the driveway and pull furniture and grills at least ten feet from the house. You do not need to be home.
  2. First 15 minutes: walk-around. We look at every side of the house, note anything pre-existing with time-stamped photos (loose paint, a cracked pane, a failed window seal), find the spigot and cover outlets and vents.
  3. Next 15 minutes: protect the landscaping. Beds, shrubs and the lawn along the house are soaked with fresh water so the cleaning solution cannot soak into dry leaves, and anything delicate is covered.
  4. The wash: one to three hours. Siding and roofs get the soft wash solution from the bottom up, time to work, then a top-down rinse. Driveways, walks and patios get the surface cleaner, with a pre-treatment for stains and a post-treatment that keeps algae from coming back.
  5. Final 20 minutes: rinse and check. Plants are rinsed again, windows and doors are rinsed clear, and we walk the whole property looking for anything we missed.
  6. Same day: your photos. Before and after photos land in your inbox the day of the job. If something was missed, we come back and fix it at no charge.

Safety: What Goes Wrong With the Wrong Pressure

Most of the damage we are asked to fix was done by a pressure washer in the wrong hands: stripes etched into a driveway by a wand held too close, vinyl siding cracked or blown loose, paint peeled off a porch ceiling, water forced behind siding that showed up as mold inside a month later, and roof shingles that lost their granules and aged ten years in an afternoon. Ladders and pressure washers are also a dangerous combination, which is why we clean roofs and second stories from the ground and the roof edge with low-pressure equipment, never with a wand on a ladder.

On the chemical side, the risk is to plants. The solution we use on siding and roofs will burn leaves if it sits on them dry. We soak every bed and shrub along the house before we start, cover anything delicate, and rinse again when we finish. Pets stay inside until the rinse is done, and then the yard is theirs again.

Good to know

Power washing in Charleston FAQs

Is power washing the same as pressure washing?

Yes. Both mean cleaning with a high-pressure stream of water. Some people use "power washing" for heated water, but in Charleston the words are used interchangeably. The distinction that matters is high pressure versus soft washing, which uses low pressure and a cleaning solution.

Will power washing damage my siding?

High pressure can. It strips paint, cracks vinyl and pushes water behind the siding. That is why we soft wash siding, roofs, stucco, brick and decks at low pressure and save real pressure for concrete and pavers.

How much does power washing cost in Charleston?

A house soft wash starts at $225 and depends on the size of the home. A standard two-car driveway is $150, decks and patios start at $100, gutter cleaning starts at $125, and roof cleaning is $0.38 per square foot of roof with a $500 minimum. The instant quote tool gives your exact price from your address.

How often should a Charleston home be washed?

Every 12 to 18 months for most homes. Shaded walls, north sides, homes near the marsh or beach, and homes under live oaks need it closer to 12 months. Driveways stay bright about a year. A soft washed roof stays clean for several years.

Is the cleaning solution safe for plants and pets?

We soak plants and beds with fresh water before we start and rinse them again when we finish, so the solution never sits on dry leaves. Keep pets inside until we are done rinsing.

Do I need to be home?

No. We need an outside spigot, closed windows and doors, and cars off the driveway. Most jobs take about half a day, and your before and after photos arrive the same day.
