How We Clean Decks Without Damaging Them
The fastest way to ruin a wood deck is a pressure washer on a narrow tip. It cuts into the grain, raises the fibers into a fuzzy gray surface called furring, and leaves wand marks that show for years. We do the opposite. Decks get a soft wash: a wood-safe cleaner applied at low pressure, time to break down the algae, mildew and gray weathered fibers, then a gentle rinse with a wide fan tip that moves the dirt without scarring the wood. It is slower than blasting, and it is why a deck we clean looks like new wood instead of chewed wood.
Composite gets the same treatment at even lower pressure, because high pressure can open the surface of the boards and let mold take hold underneath.
Wood Decks: Pressure-Treated, Cedar and IPE
Pressure-treated pine
The most common deck wood around Charleston, and the one that grays and greens fastest in our humidity. A soft wash removes the gray layer and the black mildew spots in the grain. If the boards are more than a few years old and have never been sealed, expect them to look dramatically lighter once clean.
Cedar and redwood
Softer woods that pressure destroys almost immediately. We keep the pressure down and let the cleaner do the work, which brings back the natural color without stripping the surface.
IPE and other hardwoods
IPE, cumaru and tigerwood are dense enough to shrug off pressure, but they still gray in the sun and grow a slick green film in the shade. The right cleaner lifts both. On the beach, salt spray also leaves a dull white haze on IPE that comes off with a proper wash. If you plan to re-oil the deck, clean it first so the oil penetrates evenly.
Composite and Trex Decks
Composite does not rot, but it does grow mold and mildew in the texture, and the shaded end of a Trex deck in Charleston turns green within a season or two. Manufacturers warn against high pressure because it can mar the cap layer. We clean composite at low pressure with a cleaner that lifts the growth out of the embossed grain, then rinse. Tannin stains from leaves and the black spots that come through from the core both respond well.
Pool Decks, Patios and Screened Porches
Concrete pool decks, paver patios, flagstone and stamped concrete are cleaned with a surface cleaner, which uses real pressure on a surface that can take it and leaves no stripes. Around a pool we also treat the slick algae that builds up at the waterline and on the shaded side of the coping, because that is where people slip. Screened porches are soft washed: screens, frames, ceiling and floor, without tearing the mesh.
Clean and Seal
If you are planning to stain or seal a deck, clean it first and let it dry for a few days. Stain applied over gray fibers and mildew peels within a year. A soft wash takes the surface back to clean, sound wood so the new coat bonds and lasts. Tell us when you book that a stain or sealer is going on, and we will plan the wash and timing around it.

Decks & Patios FAQs: Charleston, SC
Is it OK to pressure wash a wood deck?
Not with high pressure. A pressure washer on a narrow tip cuts into the grain, raises the fibers into a gray fuzz and leaves wand marks. The safe method is a soft wash: a wood-safe cleaner at low pressure, time to work, then a gentle rinse with a wide fan tip. That is how we clean every wood deck.
Can I use Dawn dish soap to clean my deck?
Dish soap will lift some surface dirt but does nothing to the algae, mildew and gray weathered fibers that make a deck look old, and it leaves a film that attracts dirt. A dedicated deck cleaner, usually a sodium percarbonate or a diluted sodium hypochlorite mix depending on the wood, kills the growth and brightens the wood.
What is the best cleaner for a pressure-treated deck?
For green and black growth, a diluted sodium hypochlorite solution with a surfactant kills the algae and mildew. For gray, weathered wood that is going to be stained, an oxygen-based cleaner followed by a wood brightener gives the most even result. We choose based on the condition of the wood and what is happening to the deck next.
How much does it cost to clean a deck?
In Charleston, our deck and patio cleaning runs $100 for decks under 200 square feet, $150 for 200 to 400 square feet and $200 for larger decks. Enter your address and a few details in our instant quote form to see the exact price for your property.
How often should a deck be cleaned in Charleston?
Once a year for most decks, and every spring for shaded decks, decks under live oaks or pines, and decks near the marsh or beach. Cleaning yearly keeps mildew from working into the grain, which is what causes the gray, soft surface on older decks.
Should I clean my deck before staining or sealing it?
Yes, always. Stain or sealer applied over gray fibers and mildew peels within a year. Clean first, let the wood dry for two or three days of good weather, then stain. Tell us when you book that a stain is going on so we can plan the wash around it.
