Why soft wash

Pressure strips. Soft wash kills the growth.

Blasting a roof or vinyl siding at 3,000 PSI forces water under shingles and behind panels and takes the finish with it. Soft washing uses low pressure and a detergent that kills the algae at the root, so surfaces come clean and stay clean longer.

Roofs: black streaks are Gloeocapsa magma, a bacteria. We kill it rather than scrape it.
Siding and trim: no stripped paint, no water forced behind panels, no streaks.
Concrete and pavers: this is where real pressure belongs, with a surface cleaner for an even finish.

Questions we hear every week

How often does a Charleston home need washing?

Most homes here go 12 to 24 months between washes. Shaded north sides and homes near marsh or trees sit at the short end. Roofs usually hold 3 to 5 years after a proper soft wash.

What's the difference between pressure washing and soft washing?

Pressure washing uses high-pressure water to blast dirt off hard surfaces like driveways and sidewalks. Soft washing uses low pressure and a cleaning solution to kill mold, mildew and algae on roofs, siding and other surfaces that high pressure would damage. We use each where it belongs.

Will soft washing hurt my plants?

We pre-wet landscaping, cover delicate beds, and rinse everything again when we finish. It's part of every job, not an add-on.

Do I need to be home?

No. We need outside water access and closed windows. We send before and after photos when we're done.

How often should gutters be cleaned?

At least twice a year in the Lowcountry, and after any major storm. Homes under live oaks or pines usually need a third visit. Clogged gutters overflow against fascia and foundations, which costs far more than cleaning.
